Instead I want to take advantage of the opportunity I have of living rent free to invest my time and money in STR's to hopefully build that portfolio up and eventually make that my main source of income (I understand that will take time).

I've narrowed down the best return for my money in this market to a 2 bed/2 bath (with top tier amenities) - about 500 total 2/2 listings.I'm finding myself a bit stuck when analyzing why certain properties are making so much higher than the average listings when they seem to have very similar locations, amenities, style, flow of home, beds/# of people they sleep, reviews, number of reviews, etc.

Maybe a better question would have been if you know how much money you have for a down payment on a property? 

I will not have a full time job until this comes, so I wont be able to show much income other than part time money flowing in, until I start this position.

The question I'm up against is what private money is going for these days for a build with this much room for upside.

I mean really robust and to us the money is made finding those pearls of land that can be developed

Both of the members of the LLC we are hoping to do the cash out refinance for are also LLCs if that matters, so it would be distributed from one LLC to another LLC to hopefully the members pockets.Want to make sure that the money remains tax free the whole way and we don't have any surprises. 

They're investing tons of money into those areas, and attracting a lot of good renters who work in the medical profession and will pay good rents to live close to their jobs.
