You want to embark into real estate in Fort Lauderdale, as you well put it: “I'd like to get as much education as possible on the industry, and don't mind taking classes to educate myself.”There are many people in Florida that are involved in this industry, but I advice you to be careful 'who' or what 'company' is going to be your mentor since the 'thinking' and ideas in this industry varies as do the participants.

I do not know too much about investing; so i am kind of looking for other beginners/advanced individuals as well as some mentors to help me learn the roads!

Mentor has asked me to find buyers in my area.  

In turn i will do JV deals or other marketing strategies for a mentor that they require.

However, junior analysts at ratings agencies didn't look very deeply into these instruments and reasoned away the risk by saying that a large enough pool would mean that even if 1 or 2 borrowers defaulted, the overall security would still be fine. 

However, if it lands you with a good mentor from which to learn, it could save you thousands in mistakes you will not make going forward.

I'm hoping through the meet ups in Santa Monica and Thousand Oaks, I can find a mentor who can steer me in the right direction.
