Being this deep in the hole is an incredibly serious situation and the message that gets delivered should match that seriousness in tone. 

You should have a buyers list going all the time so when you do find a deal you can easily match them up with an investment

@Felicia Richardson I basically just found neighborhoods with duplexes that I felt matched my criteria (safe, in reasonable shape, strong rents in areas that were either growing or would remain stable), used Zillow/Google Maps to help get the addresses for all duplexes those neighborhoods, and then typed the addresses into the county assessors website (not sure if your county will have a site that allows you to search properties by address, but ours does).

They will get copies of all the appraisal reports, and poof now Amazon.com will be suggesting couches and furniture and appliances, etc, that matches your home's layout and color scheme.

I am also debating if I should use the same Rigid Core LVP on the stairs match instead of carpeting it for ease of cleanup and not having to vacuum but keeping in mind that it is light wood grain pattern quite taupe in color ) would that show stains & dirt fast?
