Hello BP, I have been looking at a bunch of properties lately as I am actively looking to BRRRR.

Lately, I’ve been encountering some challenges with municipalities imposing new rules and restrictions that impact my properties and operations.I’m interested in learning how others have successfully addressed these issues.

Happy to make an intro to our answering service team that does our late-night support at CS Outsource.They help with 24/7 emergency support, overnight coverage, troubleshooting issues, dispatching approved vendors & local staff, tracking and managing maintenance work orders, and other back-office tasks.

literally zero debt and the only negative items on it are some late payments to a CC (just didnt have autopayment on, it's like $23 dings here and there). 

Tenant had a notice to vacate after 4 day grace period and lawyer submitted eviction to court last week (they are only late for July).

Consistent reminder of paying rent, automatic charging of late fees and ability to add addendum for changes in lease agreements.

I didn't say anything about him not moving in and for that year I struggled to cover the regular bills myself causing late mortgage payments and other things.

Another thing that makes the forum very hard to use  Yes I have noticed the number of clickbait ads on BP lately and was like whoa.

And usually, institutional comes in kind of late which creates even more disruptive drops.Then the another component is rebuilding supply at that parcel's value(cost to rebuild + land value)--and this is where a few levels lower(HNW) are taking valuations at.
