Other than that one, FCI is actually my favorite--and I have used 5 over the last few years. 

One last piece of advice—don’t rush.

Their advantages include house hacking which includes better finance options and hustle.My last purchase was so large cash negative that the rents were $3k less than PITI.  

The cash lost from my one investment that sold at a loss last year was almost completely offset by three properties that executed cash-out refinances in 2024. 

My posting and commenting has decreased significantly in the last several months but after the LA fires, I'm participating more.
