Also smoke damage even in parts of the structure that were not burned because smoke got behind the walls and to fix this the sheet rock and plaster needs to be removed down to the studs.

The codes concerning water connected to 220V that people climb into are pretty specific.If the tub burns up and/or the house burns down, their insurance and your insurance may not cover the damage if the tub was not properly wired.If you agree, in writing, to allow the tenant to repair or modify the tub and/or the wiring you are effectively putting your own head in the proverbial noose.I work on a lot of tubs at long-term and short-term vacation rentals.

here's a contrarian view - run the numbers, sometimes it might make sense to not carry insurance.If you're diversified enough that one property burning down won't really bother you that much and no plan or need to rebuild, then why bother with insurance?

I don’t know their specific policy but it appears they’ve been burned enough by lenders who can’t perform that they are asking to see the cash in hand.
