In my younger days in MTL one would go to a masseuse or a massage therapist for your running and soccer injuries.  

And there was a 2014 earthquake with injuries and a death… I am not aware that property values in the Napa area have been negatively affected despite these events, but it is not an area I ever considered investing in/evaluated.

It says the fungi or bacteria exclusion applies to bodily injury, property damage and also any loss, cost for testing and mitigating.Thoughts on this?

I don't anticipate it being a deal breaker and if you have concerns about potential injuries you can always install grab bars.

We have commercial properties, but one building has apartments upstairs.We passed on a guy who was the plaintiff in two personal injury lawsuits.

Then I read about the liability due to injury etc and we informed them that we would not be providing one. 

I know it's hard to put out of your mind but unless you have done something that resulted in severe injury, long-term illness or death I seriously doubt you will ever do anything more than sign some papers.
