I was hoping painting it would help it stand out a bit to a potential buyer.I would consider shutters, trim, columns, wrought iron, or a gable covering the porch prior to painting the brick...any architectural change could differentiate the property...how much will it cost to paint vs. adding a gabled porch or railings?

Plus, the stove that was new when they moved in is filthy and has been damaged by their cast iron pots they sometimes use (gouges out of the surface).That said, they've lived in this property for 5 years so some wear and tear is expected.

Will, I hear you on the silly stuff that HUD requires.But isn't it so funny / ironic that if you go into one of those HUD foreclosures that they now own, that the conditions of those properties are just so horrendous - and that they want to sell "as is".
