I agree with your definition of hazards, but the HUD wording I posted earlier does not limit this to just hazards; read that as you see fit if you don't agree with how I have interpreted that wording.As to those who believe that Rob started this with a specific agenda in mind - well, maybe that is true.

As to whether Aaron Norris said that his group provides funding for the end buyer, I mistakenly interpreted his comment about using auctions as meaning that, as part of the auction process, his group also provides funding without seasoning at hard money prices.

My interpretation of all of this is that yes, a land contract is considered a sale in the year that the land contract is signed (would be 09 for my case), and the buyer can apply for the tax credit by filing an amended 08 return.

The first amendment only prohibits the Congress from "censoring" your speech although the Supreme Court has interpreted it as also applying to the Executive and Judicial branches.Even though the first amendent gives you the right to free speech, there are laws which limit how you exercise your right.
