A bunch of random people on the internet can't accurately answer whether you overpaid for a property. 

As far as a tactic to look at for maximum growth I (some random guy on the internet) would recomend maxing out on the BRRRRR strategy.  

As it has already been inferred in this conversation, the training and knowledge of the program is severely lacking.Well, the internet hasn't killed direct mail.

I found a few cash buyers through a software and looked them up on internet to find their phone numbers.My question is how do i introduce myself on the call?

Decide on your cable/internet company, (have your agent ask if the seller can transfer the current service if it's one you like), if they won't transfer, call your favorite provider and ask if they service that address and set it up3.

Anything you find for sale on the internet like Facebook, Craig’s list, etc is likely going to be garbage.

I would caution you on the two big companies I have funded a few folks that bought through them and they have all been poor properties for too much money..I can't think of a risker thing to do than out of state flipping for the smaller investor. you need to have someone on the ground that you know VERY well and trust.. and you are going to have a hard time finding that person on the internet or reading a book on how to do it.. theories are great .. reality is way different..
