I normally rent to students so I usually find the tenants.

But I would think that either a family would take the apartment (husband wife and two children) or college students and single professionals willing to roommate with each other.

Idylwood near East End is a cute little place that you may like, and could probably get decent roommates that are grad, law, or med students (proximity to all schools). 

Does anyone know anything about ads posted in the craigslist job section advertising, "Real Estate Investing Students Wanted: Local Flippers".

My husband and I are still on our journey paying off student loan debt, so I figured it would be a few years before we got into the real estate game.

@Bosko MijatovicIf you get a single family, consider renting it out by the room to the medical students at COMP. renting by the door will increase your cash flow.
