They don't need it to finish the rehab, they told me they would pay the rehab at delivery.Basic research on the persons doesn't yield much result but we don't have the same background check possibilities and tools you have in the US.In any case, I would have my local lawyer look at the deal before signing anything.

The lions share of our bookings (about 65%) are still brought in by Airbnb/VRBO but I estimate I can bring up occupancy 10% to well managed properties with these tools.2 - Even more important is pricing.

Current systems and tools:- Assistant to manage payments, invoices, ensure rents come in and chat with tenants for issues- Melio for vendor payments- Baselane for banking - separate accounts for each rental and deposit- Google sheets for Income and Expense reporting- Azibo for rent collection automation with late fee automations- Drive for my leases, SOPs, and documentations of tenants move in/move outGoals of improved system:  ensure I have a read out of how each property is preforming month over month, check on big expense items, ensure vendors get paid, mortgages get paid and rent is coming in, generate APY on float and savings for any big CapEx that comes up, and make my life easier come tax season.Is there a single software people use or what do you do for your business systems to optimize all of this?

You might want to create a list of 50-100 prospective properties that meet your criteria using a tool like PropStream, optimize it, and then market to that list up to 30 times a quarter.

Within a few days, I got one booking from the UK and one from Colombia.As far as their commission of 15%, Lodgifty and I'd imagine most PMS tools lets you set your markup to counter the comissions so my settings basically net the same cash return across all 3 OTAs.
