Go to local real estate presentations / events / awards (maybe you have a local annual NAIOP awards or a BISNOW breakfast). 

@D Giambo, Contributions into an LLC are not generally considered taxable events.

If you intend to assign the contract and you're tying up a seller and possibly forcing them into foreclosure in the event you can't assign said contract, that's unethical and potentially illegal if your contract is not drafted properly (proper disclosures regarding your intent).

Its best you go to your local REI events and build relationships with wholesalers.

Your best bet is to continue going to local real estate networking events and speak with landlords and investors.

But without getting into the details, you and I both know that the recollection of events is slightly skewed.
