Hi there, I'm curious if anyone knows of lenders that would let me perform a cashout refi without a seasoning period for me to be on title for 6 months. 

I would also look into creating an LLC then take title with that LLC to mitigate risk. 

With both of these, it is similiar to seller financing, but a bit different, as your sister would still hold title.

Transferring title to a non-natural entity of any kind (IV Trust, THT, LLC, Corp., etc.) will not increase your opportunities for attractive financing and typically restrict you to the private money market (low LTV, premium rates and higher fees).

I have been connecting and trying to find out ways to gain funding or a loan for a 35k tax deed without clean title.

Do you have an inspector, CPA, attorney, title company to help you when you begin?  

If you look at the bios of these companies, they have dozens of people filling unnecessary jobs and titles; it's hilarious.

Title companies that go above and beyond in the chance that there is something funky with the title report.

nbi-sems.com (its for lawyers) but has great classes on the legal stuff behind title work.Also Attorneys guaranty title has a good class as well.
