I have a few target properties and would love any advice for someone looking to invest with low and no money, but a good business plan and another property finishing up so I would have some skin in the game.

Firstly, by picking Rich Dad Poor Dad, watching gurus on YouTube, and listening to every BP podcast and I’m ready to get some skin in the game and make my first deal.

They have more skin in the game then you do.Make sure you get clear title.

Do not do BRRR (you dont have time) and definitely do not do syndications, the guys running them 9/10x have no skin in the game and charge ridiculous upfront fee’s etc.Best thing to do is partner with an experienced guy, (someone who is doing deals in your area). 50-50 split.

I understand that most partnerships would be based on me having some skin in the game or having the experience to make up for it...

I went to ESL, I struggled, my skin looks white so many today would say that kid should be sacrificed because he is "entitled".....

Since I dont have really have any skin in the game at this point, should I care about the interest as long as its cash flowing?

Also find some who has some skin in the game, not a turnkey, and run away guy.

Note that I do not put a lot of time into due diligence until the "contract to hold" meeting, when they put some skin in the game.At the "contract to hold" meeting, I collect an amount equal to one month's rent.
