@Jen Simbolw and @Sedrick Chin - @Darren Sager helped me purchase my first BRRR in South Orange in February and I could not be happier.

he probably does 7-8 flips per year and is much happier not being in Lowes and Home Depot every day!  

No joke.I was fortunate enough to be able to cash out from a house I owned in East Austin, used that money to buy 2 rental properties in cash and also lowered my primary mortgage by over $500.My wife and I couldnt be any happier.

I would be much happier working my current job 1-3 days a week (earning ~$40/hour), which is realistic as I work in healthcare and per diem work is common, and supplementing that with income from other sources including real estate investments. 

No matter what your circumstances are, virtue--courage, temperance, generosity, honor, friendliness, and all the rest can serve to make you happier in the most human way possible.

Due to the fact my living expenses are relatively low, I'm able to pursue a profession that will make me happier.

Update as of 6/18/185 months or so into owning my property and I couldn't be happier!

Keep her deposit and let her go without further actions.Get a happier tenant who actually wants to be there.Clean up the place and charge higher rent for the next tenant.Don't buy yourself a pack of trouble.She could destroy the place while your sucking lawyers on her and could force you into courts for months while not paying a dime.

We moved here to Myrtle Beach a month ago from NYC and couldn’t be happier. 

Already, I feel happier and more confident about the purchase than I did with my first home.
