Southlake probably never was, Frisco if you bought 10+ years ago probably has done well. 

@Brandon Pimm my friend and I are in jersey as well looking at Allentown as potential first rental property purchases.

As Shawn mentioned above insurance is going to be a HUGE deal in Gainesville as well as HOA's.

For me, the permitting process with Delta went well.

Exposed wire are a safety hazard and if they where missed by inspection  you may be able to complain as well.

That applies to any turnkey operators as well. 

If you have a buyer's agent, you should have already signed a buyer's representation agreement and that fee/commission is disclosed in that document so you should very well know what that charge will be.If you were the seller and going to owner finance the property, what would you want to see from the buyer that tells you that they will be able to pay the mortgage moving forward. 

One is humid and one is dry, the types of activities to do are different in each city, take a look at where you would be the most happy as well if you're going to be living there!
