If/when tenant does decide to buy it, lets say the total sum between rent credits and purchase option payment was $8,000, you can either take $8,000 off the purchase price or as i would prefer, keep the purchase price but produce a receipt as if the tenant already gave you $8,000 in EMD toward the purchase price so it would count as part of their down payment and make it more manageable for the tenant financially to execute the purchase.

I have had some luck with MTR's as well, either direct booking or FurnishFinder, for seasonal workers, traveling nurses and snow birds, so thats something you can look into as well.

If it's an auction we have just dealt direct with the auctioneer.Maybe on your first deal you have an attorney do what you call "dirty work" but the best way to learn is to deal with the owners directly yourself, get permission to deal with the bank and execute the transactions on your own.
