Do you classify yourself as a real estate professional for use in the given scenario: The IRS rules for claiming Real Estate Professional Status are very clear, and require that two key criteria be met in the given tax year: More than half of the professional hours worked throughout the year must have been devoted to material participation in real estate activities;More than 750 hours of material participation in real estate activities in the tax year being considered.Or do you run it as a business as and use a schedule C? 

Some have entire divisions devoted to it (CORT furniture has a STR division).Also consider contacting staging companies and working out a revenue split.

Figure out how many hours a week you can devote to building your foundation, whether its 5 or 50, and write it on your calendar, you know the drill ...

Kids want time and attention... too many adults focus on "quality" time (1 hr a week completely devoted to the kid)...

I don't know if you have any skills in doing reapirs and construction work or how much time will you be able to devote to it?   

But what you can do is devote your energy into finding that "$-Alchemist" and simply let them do what they do.

Nothing wrong with this - just be sure that (1) you have the knowledge to successfully start and operate a business, (2) you have the ability to manage the business, people and relationships needed for success, (3) you have the capital for startup and operating capital, (4) you have the time necessary to devote to operating the business and (5) you’re cognizant of the significant and additional risks involved in a BUSINESS  vs an INVESTMENT.  

I just want to make as much of an effort as possible to mitigate using a realtor that isnt devoted to finding me a good property or helping me get tenants in the property since I will be "out of pocket".Great advice.

Also be real with yourself on how much time you want to devote to managing your PM company as some areas will take alot more effort than others.
