Thinking back, had I refi at 10.5%, I probably had to do it again when rates dropped to 7.5%, doubling my overall refinance cost.The other lesson I learned is develop good banking relations.

I mean I would love to share pictures of my deals and developments but I cant figure out howto get them from my phone onto this site so they just live in my phone and all I can do is talk about them.. :) Personally I dont think the post that we are all talking about was anything but asking for advice..
