I never list my own home and have someone representing myself as agent to take care of avoiding exposures like you described.

@Jason Lee described my experience pretty well- I didn’t join a brokerage, and honestly, I’m lousy at self-promotion.  

There will probably be an article describing that specific term in detail.It will take you a few days to get through all of the info, but it's worth it to understand what you're doing.
