I am so bad that I pool cap ex, repairs, taxes, you know the stuff the experts say to have in separate accounts ready to deploy at a moments notice.

You have to ask yourself if spending $185,000 (assuming $10,000 in closing costs) and earning $2,000 (assuming all goes well) is the best way to deploy your capital. 

We literally can spend weeks evaluating what type of entity to deploy for a particular investor's purchase. 

Might not cover the whole mortgage, but it’ll get the ball rolling and you’ll be managing a tenant, networking with agents, and building equity that you can borrow against to deploy on a 2nd deal. 

We were lucky to break to get $275,000, and getting the $275,000 was a function of deploying an unusual marketing strategy for the resale.

However, if you're able to negotiate an unsecured loan / line of credit through Private Lenders you've used for a while, perhaps for a higher return due to a higher risk factor, you could technically omit the fact that it's a loan, as it's already been funded into your account, "seasoned" and ready to deploy as needed... ?
