@Brandon Eike, on an investment property, most lenders will max out their loan at 75% LTV, which doesn't cover transaction costs, which are usually 5%-8% of the purchase price.

Vacasa seems like they cover everything which is great for hands off owners, but they charge an arm and a leg.

I would also ask about your area specifically about how it is covered.

That way if you have vacancy in one unit, you still have the other that can at least cover some or all of your expenses. 

If it wasn't, then you should consider covering the cost until you can correct it in your next lease.

I don’t believe a tenant can stay forever, and I can cover the extra payments and lawyer fees for up to two years for the tenant who will be harder to remove.

It gives a good picture of the market and trends but it’s hyper localized in this MSA market.

Once the municipal/state requirements are all set, do a thorough screening for any prospective tenants, have a solid lease ready to go, and take move-in pictures to have on record for any security deposit deductions after they move out.

As your base level of knowledge grows, you will start to develop a clearer picture on the things you want to do, and where you skill sets lie, which can narrow down who you may want for partner.
