Been reading about underwriters soon becoming computerized which would essentially look at your credit, your income, ask about any suspicious activity (only asking once!)

So, we are using a 2x12 rafter system with a low pitch roof - this wouldn't work with shingles, by the way.Huge windows coming and I'm afraid to see the bill for that, but we're thinking it will add a lot of value.

They are much "greener" as the waste is highly reduced by computerized cut schedules. ie, cutting 3 pieces out of a 12' board instead of 2 out of a 10' board, etc.Probably the largest factor is that there is not enough price spread between a modular and stick built home.

Is there damaged shingles? 

Roofer started teardown and tells PM that they were unaware that there were 4 levels (2 shingle, 2 wood), and PM states that roofer explains there will be an increased cost.

Funny enough the main repairs and expenses were done prior to when I bought it, (new shingle roof last year, Central air, New electrical and plumbing).

@Maureen SepulvedaHi Maureen,I've seen similar shingles roofs repainted (over the original stain) and from the road they look interesting, but up close if the shingles are past their service life the paint doesn't hide that fact very well.Maybe beige walls and dark brown shingles would make it look more appealing?

Something that will include patching up holes, underlayments, sheatings and re putting the shingles back?
