Fast forward to when they were there (but not the designer, she never went and never told me she wouldn't go) I see my card was charged a huge amount, including an additional 5k from her own company, above and beyond the 7.5k I had sent her!!

Then I spoke to a company that does business lines of credit, based on personal FICO scores.

So I'm always able to offer a lower rate and make a decent living without charging points.My final thought, if you want to find the single lowest price in the market, I don't know how many companies you've spoken with, but 5,113 companies reported making residential mortgages in 2023.

Can anyone recommend good companies to root cause  and implement solution to fix this issue?
