I found it on the MLS by following an agent that relists homes for an investment company.

@Bruce Lynn  Quest was bought by Inspera from Chocago in September, 2024 and is no more a seperate company. 

Also do not take documents off the internet, get an attorney to draft documents for you and also always close with a title company. 

Although for me being one a premier client of our title company they would do date downs for me for free and also keep a running spread sheet for me.

This ensures that when the borrower exits, the title company is aware of the JV agreement, further protecting the investor’s interests.I’m just blown away at how hard it is to find people to do this since it quite honestly is a solid deal with the ins-and-outs planned out already. 

In my experience, financing fix and flips can be challenging if you do not have a solid insurance company.
