I decided to rent out the 2 spare rooms for a total of $1550 and live in the master bedroom.

I've been interested in REI ever since my father flipped a house or two in his spare time.  

House is about 600 sq ft.Numbers:Buy at 12kRent is 465/mo  (about 2 yrs to be paid off)Ins about 300ishtaxes are 686/yrNumbers work if you want to buy and hold.The exit strategy is poor as no one wants to buy a 1 bedroom home.I believe you will always be able to find tenants tho.I would but it if you have the spare cash.We had a quite a few pop up here in Toledo and I thought it would be fun owning a few 1 bedroom houses hahaThanks and have a great day.

Reading Real Estate investment books has taken over my spare time, I just can't put them down.

In my current home I have two spare rooms - one that I rent to a long term housemate, the other that I rent on AirBnb.

I have pumps , generators , plywood , spare shingles ,  chainsaws  etc .   

Since we both were working and had money to spare, we continued to pay our "normal"  house payment, along with the new payment for the new note and we threw the monthly rental money towards the equity loan.

I use him sparingly so I don't burn him out.
