Can I refi a primary residence if it is owned under business name

Hi All. I am planning to purchase a 2nd home. It will need renovations, after which I would like to refi. I also want to put the home in an LLC. Should I assign the contract to the LLC when I purchase or when I refinance? Will it be more challenging to refi a SFH if it is in an LLC rather than under my name? Would it still be considered a primary residence? Would banks charge higher interest for refi if it is in a business name, even if I were to live in it? My current home is in my name, and I am planning to make that a rental and transfer the title to the LLC. Any and all thoughts are appreciated.
