I can’t speak for that software, but the software we use, AppFolio, will handle marketing, maintenance, invoicing, and all tenant or owner communication from the same place. 

Perhaps a poor way to communicate it to those who arent aware of LSU but it's the best I way I can simply explain it.  

I would suggest that you should have your property manager manage all communications.

If the broker knows, and you know, that the client has communicated that they would not entertain any offers below a certain dollar amount... what's the harm in a formal rejection letter? 

Note, this will be the last communication with you.

Overall I was very impressed by their communication, professionalism, and willingness to take as much time as I needed to walk me through all the important steps of investing in a market I'm not familiar with or close to. 

I'm now communicating (via email) with an Auction.com auction coordinator for my state (Ohio).  

He goes above and beyond in terms of communication and education for his clients. 

Everyone forgets, the MLS is a database for agents, for agents to communicate to each other and attract buyers, not for the public.

Some landlords will not talk to you unless you have a signed form by the tenant authorizing communication or the tenant calls to authorize in advance.
