Some of these may be repair items, others are Capex, but it all falls under similar work, in my eyes, i.e. paint will always be a "repair" from an accounting standpoint, but there are the turnovers where I can just touch up spots, and then every 5 years or so, I need a full interior repaint to bring the color scheme back to modern aesthetics.  

With the quitclaim deed, you would also have color of title -which can be helpful in paying the property taxes and for claiming adverse possession or for later quieting title.

Buy some units there and tell me what color you would be wishing they are next.

I recommend wearing bright colors, smile, keep your distance from the door and don't cross or put your hand behind your back.

I am finding myself in their unit doing routine repairs like fixing the dryer duct, repairing the toilet flush valve, etc. at least 2-3 times per week.

I bought 10 of them in assorted colors, and bought some fabric transfer printer paper to make my own uniform with the clinic logo. 

Did the company that came out 5 times in July actually install this, or were they just trying to duct tape it back together?

Also understand that those proposing these measures have clearly indicated that these initiatives represent merely a first step in their long-term plans to effect the single largest wealth grab in the state's history.You'd do better just stating the facts rather than trying to color them with "irresponsible" and "tragic", which are merely your opinions.
