I actually grew up in Kuttawa, KY and went to high school in Eddyville (class of '93). 

I'm looking at C/B class properties in C/B class neighborhoods in the midwest.Do these numbers look about right?

On a C class property you would go in with basic finishes like a surround instead of tiling in the bath.

RE is about the most tax advantaged investment class there is. 

In the mid-2000’s Robert Helms and Russell Gray ran a real estate club in Los Angeles that required you to take a series of classes before joining.

This are truly amazing and miracle actually to see how almost similar asset class react differently into the same interest rate event. 

@Chris Seveney, Curious as both of you think prices will decline on the overall asset class next year, but both of you state you are purchasing more.

Frederick is higher class tenant base than Hagerstown.

I have not taken the classes, but seems as legit as it's going to get in this space.
