when at garage sales, I bring a book to read at appointments that run tardy or at the shop vs browsing my phone, I lift/do work before gym class starts vs just waiting by the door, I talk to the older folks after their senior circuit training, I listen to podcasts in bike class vs the same old music offered, I sweep up and clean up after myself on service calls and usually address something else while there, I smile and listen and am genuinely curious about the other person in conversations, I have no consumer debt or shiny new toys or gadgets, etc.

I lived in Everett for four years so I am familiar with the area, I think you'll really love its access to the city, the casino, and fermentation districts!

@Ryan Therrien if you scroll up to the very top, click on "Forums" in the very top toolbar (the black toolbar on my screen), then on the next page there will be a secondary toolbar with "Browse Forums" as a dropdown.  

I will browse around the forums and read more about these nightmares to see if it changes my mind, but to me it is worth higher risk because my goal is to get my 'forever home' for a discount. 

The best way to explain it is thats its like playing poker for the first time. since its your first time you wouldn't just walk up to a poker table in a casino and drop 50 grand right off the top right?

It may not even be exclusive to you, but your listing has to focus on that USP and sell the person browsing your listing on that USP through every description entry and your photos.(2) ensure the experience of the person booking your place matches up to what they were told in the listing and matches the price point.
