Consider adding a glass backsplash (especially behind the range). 

You can use a counter wrap to give the counters a higher end look and Peel and Stick back splash is easy and looks good.

Depends on you granite cost....her in LA its only a $120 for a finished 9 foot piece and back splash, Bainbridge Brown the most basic color-pattern.

Everything looks sound structurally (just cosmetic problems)... and you avoid the dreaded domino effect (if you get new cabinets, then may as well go new counter, so may as well go new sink, faucet,  add a backsplash and now you need new bling appliances so the old ones don't look out of place... and heck maybe... you get the idea)...Then I would hit the old pause button before I did the appliances IF they are  functioning well (frig is quiet and undamaged inside).

The total upgrade to the kitchen cost me $600, I swapped counters, painted cabinets, and a nice backsplash, here is a before and after. 

I updated my personal kitchen and I use these counters/cabinet combos in my rentals however I switch up the backsplashes between rentals, but they kitchen makeover cost me only $600, the counters were $80 at Menards.

Some cute backsplash in the kitchen would help and is fairly easy. 

Roderick, I just did my first SFH to be rented (went on the market on this week (http://www.threaltyinc.com/rentals/4832-may-ridge-...) and I used thumbtack for some plumbing work and also the tile backsplash. 

Did a kitchen rehab by repainting the cabinets, adding new countertop, new backsplash and new appliances, new fixtures.

With the exception of the property we recently sold, nothing in the comparable range has the amount of work or detail we have put into this particular property including an engineering report with $6,000 in warrantied foundation work, a new roof, completely replumbed under home replacing all cast iron piping, new electrical system installed, new flooring, new garage motors and doors and interior touches such as counter tops, backsplash, paint and finishes.
