As for finding a local HML, I think your best shot would be to attend a local real estate meetup since a lot of companies attend to network.

I don't disagree that it might be a long-shot, but trying to make sure I could even present the idea.

Get it as white and bright in there as you can, mostly for the publicity shots with the wide-angle lens.If the OP doesn't have the skills, I doubt he could get the jobs done for outlays small enough to make the numbers work.

If your desired major is offered at WGU, I suggest you give this a shot. 

Another resource is to find where shots are fired in that neighborhood, and there should be a county website for that as well.  

Although they may be small towns if the deal makes sense, give it a shot.
