Wherever your numbers fall that make this the right property for you do not feel awkward about making the offer.

Keep the awkward silence so the sellers will feel the need to keep talking.

I picked up the properties for a heavily discounted price (because they had sat on the market), and had no problems finding highly qualified (and high-earning) tenants that made the place cashflow right out of the gate.Another example: I once bought a property in an A class neighborhood that had an awkwardly-placed stairwell inside the front entrance, which turned off other buyers.

There interface is also awkward, I looked at their full management suite and came to the conclusion it would likely be a mess.

However dressing like a banker might not work for you, it might feel forced and end up making you look and feel awkward if you’re not accustomed to it and your suit isn’t tailored etc.
