This is perhaps my personal investment appetite but I would look at nicer neighborhoods than C+.

I'd buy T-Bills and suppressed ETFs, after paying off any dumb debt.

If you are investing out of state, you may have to bring in a loan broker or talk to larger regional banks that have a track record and strong appetite for the product you are acquiring.

You will want to get their appetite for risk, their desired return, and structure it accordingly.Do the investors just want to beat S&P Index?

When you see that spread increase, you could make the argument that there is more room for cap rate suppression...or higher values for real estate.  

Abestos, water contamination, fire suppression, flood zone, etc.
