Once I'm done with the forums related to duck hunting, shotgun reloading, MIG welding, heavy equipment work (dozer & skidsteer) and weightlifting; I go to this forum for STRs.I mainly like to share my horror stories...someone overdosing, entering a vacant STR when there is an intruder inside, watching another intruder break in a house live on a security camera, tenants having affairs with other tenants spouses, disconnecting utilities to encourage problem tenants to leave, etc.

Structuring you affairs in this manner, your out of state holding LLC does not fall within California’s jurisdiction and is immune from its enforcement actions.Also, a benefit to using an attorney is that trial lawyers are more likely to go after you if they see you have a DYI LLC: they assume you may not have done a good job running your LLC as a distinct entity and maintaining good records.

In CA, a tenant is responsible to leave a place in the same state it was in when they moved in - less normal wear and tear.On the CA Dept of Consumer Affairs website, it lists some examples of normal wear and tear, and the bottom line is that if something was used in a normal way, would that "damage" occur.Landlords in CA have the right to charge a tenant to clean it back into the state of cleanliness it was in when the tenant moved in.
