Here's my model I've developed, simply...3800-8000 sqft5+ bd/4 full bath3+ garages (to be coverted, check w/ local zoning 1st)prefer single story, but if 2 story add elevatorNo pools required (eye candy for the adult kids, not generally used nor appreciated by residentsEnclosed yard with room for benches/tables to meetHOA's don't scare us as long as we've done due diligence on the property through public recordsAcqusition:  Lease/lease purchase/owner finance/sub2Depending on the negotiation, I'll always offer more per month on a lease. 

However suffice to say these are some of the highest paid people in the US that are not actors or hedge fund managers :)But what I have found missing in virtually all these events I have sit through all these years.. is HOW TO SELL.they all teach the nuts and bolts.. but I don't see any focus on how to actually sell.

Frequent calls to unassigned numbers become a red flag and mirror a technique that bad actors use by dialing random numbers looking for unsuspecting consumersHope this helps!

I live on the beach and do all my business in the Cleveland markets, all 100% hands off, 100s of deals.All the best, It’s amazing to all of us who have spent years and years learning, gaining experience and expertise, accumulating capital, living through booms and busts, attending meetings, exchanging ideas with other investors, earning profits, trying to cut loses, and building our reputation and business, how these “actors”, positioning themselves as mentors, continually attack a rather specialized area of real property investing, and, by repeating a few simple (an often incorrect and or misleading ) statements, continue to convince people to spend $40k or more with them and that if they spend that money they will successfully be able to shortcut the years we spent in perfecting our craft. 

Wholesalers are not investors  they are in sales and marketing in a very loose and unregulated way... and for sure there are many that are VERY poor actors. which gives the industry some negative light.You can't take what is usually a highly regulated and controlled industry and launch the uneducated mass's at it .. and expect anything less than the reputation that exists and is deserved in many instances. 

usually the deals have to be so good to qualify that your lucky to find one in a year.. don't know anything about this groupbut I will pay you 5k to find me deals  how does that sound  LOLI was curious if anyone is familiar with this guy because I get stuff like this sent to my inbox all the time.I get it.. just like you have  A list actors and B list Actors and C list actors..
