made an offer on a property only to find out later that one of the units was going through an eviction.tried to extend our inspection contingency to no avail to buy us some timeended up not being able to come to terms on how to proceed with sellerthe last HOUR of our inspection contingency the seller offers to try and buy out (cash for keys) the tenant the next day (he had a property manager handling the eviction and wasn't even aware of it initially).i get a (risky) oral agreement that even though the contingency window had passed, if the plan falls through my client will still get their EMD back the next day the seller ends up buying out the tenant for a bit over $3,000 and now we can move forward with the deal without the headache of a problem teanant/ picking up an eviction.

Today is inspection day on the deal I’m currently under contract on , it’s a 1984 3500 sq ft 4 plex , 3 tenants in my place and 1 unit vacant .

I really like the idea of starting with higher frequency, and early inspections at first.

Hi BP members,I entered into a contract to purchase a SFH for investment, had inspection done, came up with few issues, went back and forth and finally came to an agreement with price and who takes care of what. 

The goal in the future is to get the permit and add the value for a future refinance.I have called the county and building department and they said that I will need blueprints of the alterations and submit them for approval and get all the inspections in place (I know this will be a headache and can be very costly).

In our lease it states: "Landlord and Tenant may conduct an inspection at the time of possession. ...

See if the home inspector you are using for this purchase if they will do draw inspections for you

I am told that it is more expensive for sellers to accept VA offers because of Termite inspections and repairs and many other costs.
