If you want business advice or deal analysis - that's a horse of another color. 

In addition, my barn has 6 stalls in which I may be able to market the STR allowing guests to bring horses to ride this area, or take to what’s called land between the lakes where there is a very well known horse riding area.

As stated, there's lots of breakdowns and examples in the IRS publications and you can get info from the "horses mouth" rather than on an internet forum.

Too many new investors want to put the 'cards' before the horse.

So you are putting the carriage before the horse asking for loan programs.

Saying the buyers agent costs you nothing is horse sh*t.
