"Never buy weird if you can help it" is advice I routinely give, and it goes without saying to try and avoid creating a weird place that sticks out from what conforms to the neighborhood.  

Consider accepting the tenants if they pass your screen, deny the dog, require a certified clean bedbug report for their current home and belongings and a separate bedbug deposit to cover future treatment if needed.

An outdated home WILL rent as long as it’s clean and the interior is thoughtfully furnished with every day living in mind.

I have cleaned up a number of these deals over the years.. they are all great when they are working and everyone is on the same page but when they are not.. there is extreme risk to the original seller especially in Texas were a bank or lender can get a money judgement on purchase money loan.. out west not so critical original seller just gets their credit trashed if it was not already.. but there is no money judgement available to the lender for a purchase money owner occ loan in first position.

If it's a clean property that is expected to be competitive, it's a worthwhile seller investment. 

That's why I don't use any OTA other than Airbnb, nor any cleaning app other than Turno, and nor any PMS other than Guesty or Hostaway! 

A short term rental requires quite a bit more effort than a long term rental including quick response to all guest communications, managing cleanings after every stay, keeping on top of maintenance (emergency and deferred), marketing the property on all major OTA sites (i.e.
