My investment into the property was the money I spent on the rehab.

We spent roughly 7k on the rehab of the property and approx. 3k on furnishing it!

Skip the hand addressed envelopes, your time can be better spent elsewhere.

Dude I spent so much money on random credit programs with them, month after month there were changes like "this credit card I said would help your PAYDEX no longer reports" or "Dun and Bradstreet doesnt work with this company anymore"Long story short, you can open a credit card and maybe a wex gas card under your LLC to try to establish business credit but even after over 12 months my PAYDEX is still non existent.

I think in general what could be happening is that there is some sort of "preferential attachment" where the best deals, the most houses, go to a relatively smaller amount of people a part of the right firms or have spent many years building contacts and expertise. 

Once you start doing this for 6 months, you'll be very aware of your market.Advice that you might not be able to implement: Weddings are expensive, and most people I talk to say they wish they would have spent the money a different way.
