I highly second @Kwame Amoako and recommend starting with a off market direct to seller campaign to generate some leads. 

He had no losses and lead me to believe I would get my deposit back initially.

This also leads owners to ASSUME simpler is better when it comes to management contracts.

I'm working a lead and the seller gives me permission to visit the property after confirming a time with the tenant.
