Terrible weather.. not "mild".. freezing rain/muggy foggy/to warm for nice snow most years/no decent beaches around at the same time no decent mountains around/traffic horrendous.

the nicer the neighborhood also, the higher the rent.usually, when analyzing a property, I look at:Purchase price (loan payment)taxes (county, city, school)insurancevacancy (7-12%)management (10%)capex (10%)(repairs for things down the road, ie: roof, furnace, etc. less for newer home, maybe zero for a number of years.)Misc (could be anything, ie: Water, trash. lawn care, snow removal, etc...depends on your area)once I have this number, I subtract it from the rent I can expect to receive. ( you need to know what you can get in the area for rent.

It happened at noon and although were in MN we have not had snow for several weeks and the driveway and grass was clear of all snow.. the grass was soft and probably as he said wet,, He didn't make it sound like he was considering anything ,, I said I'd get his mail for the next few days, and he said he'd have the rent and family was stopping in to check on him..Would you call your agent..

(e.g. stretching their budget thin, always improving or fixing something, tenant stories, snow removal, etc. - all of which I believe will pay off in just a couple of short years so I personally think these are great problems to have.)

It's also got about a foot of snow on the roof so not able to really see that except you can tell it's metal put over shake.
