DSCR is also available and that is 20% down for 2-4 units and that requires No income just need the rents to qualify.Indy has been a hot market lately I just closed on a few 2-4 units just outside of the Carmel area and Indianapolis. 

Common locations for supply lines to fail are where male threaded galvanized pipe is threaded into brass or copper valve and fitting bodies  (due to galvanic corrosion)  and hot water lines will rust up so badly as to start restricting water flow or begin leaking a decade or two before the cold side fails similarly.   

This scenario doesn't bode well for a 4k, 2 bedroom townhome in a nice location but not the hot spot where the action is walkable.Sell if you can and look for a better opportunity to invest.I have 20 rentable units.......all considerable lower cost than yours and I am finding it harder to keep the rents I have now.
