Remember that one example somebody provided on here awhile back that was an overly complex deal structure where a bunch of people made money off the transaction, when it was basically just a simple flip made ridiculously complicated and less profitable with a bunch of extra fingers from “the community” in the cookie jar?

My first investment property is a multifamily that is undergoing renovation with the use of the FHA203k loan and should be done in about 45 more days (fingers crossed).

I posted it up, had some inquiries, fingers crossed I can get it rented in early 2019.

I went ahead with the contract, because I didn't want to lose the property but it was before an inspection so I really have my fingers crossed on this one hoping that there aren't too many major issues and I can find a quick cash buyer
