If I just keep the property in the LLC since the other member is dead does the LLC now become a single member LLC? 

I feel like I’m in the perfect position to start investing my money into real estate instead of stocks because it seems like the ROI with stocks is lower than with real estate.I’m close with my brothers and we’re all working and still living with our parents, so we don’t have much expenses.

and dump the rest into a brokerage account which holds ETF's invested in essentially total stock market indexes (VTI, VOO etc.).

I tried to use the Home Depot apps camera feature that allows you to take a picture and it’ll search for a similar (or exact) product based on that but, it was a dead end lol

I took an excel sheet I found online (from "Tactica") and tweaked it a bit to help track and compare different major cities/ different local cities by taking its population growth, labor stats, and rental stats/ multifamily stock to help someone visualize the different places and see where their next investment could be.

So looks like about 17,000,000 in sales volume so far this year.. now to be fair and balance this is in our new build community. this is in a little Berg called Canby Oregon  the project is www.ivyridgeestatescanby.com  The market is anything but dead or bad..

If you're dead-set on OOS REI, then I'd suggest studying up on the books, articles, forum posts, videos, etc. on the subject, and talking with as many OOS investors as possible (ESPECIALLY inexperienced investors who tried OOS REI for one of their first deals).

While different sponsors, still not really diversifying - it’s like investing in one type of stock company - for example airlines or auto industry.

But I digress….The Market may be Sniffing Something OutAs it stands today, the stock and bond markets are taking the inflation news with zero grains of salt.

Taxes on stocks held long enough are treated as capital gains.
