The recommended cash budget is as low as $180k (for the DIYer) and $225k-$250k+ if you are 100% hands off.

What this translates to is - expect to make mistakes, and for your budget to get mangled the first time or two you do a flip.  

I'll definitely avoid downtown and focus my search elsewhere.Getting pre-approved beforehand is a great tip, and I wouldn't have thought about clearly communicating my ideal vs. maximum budget to a realtor.
