When I was doing these wholesale deals it was about 5 years ago and it seemed like from the people I was learning from at the time wholesaling was frowned upon and basically hiding that notion was your best option.

Anyone please correct me if I’m wrong but I am very much under the notion of one being a seller of a property whenever he/she double closes on a property because double closing consists of you being a named individual in the chain of title.

It's understandable though, there are more professional seminar speakers who have pretty marketing & packaging & are really good B.S. artists selling the dream without delivering anything useful.Another negative side effect of this is the notion that someone should provide information & mentoring for free or close to it.

I am actually an investor in LA.. and despite the notion that RE agents are all ethical, I gotta tell you I lost out on two separate bids because two separate RE agents clearly suddenly made a side deal and didn't act in the best interests of the seller i.e.: allow it to go to 'best and final' offers, or in fact one agent told my agent he was taking offers on a Wed and by Wed 10am it was suddenly "contract was accepted" for 5K over asking on a probate sale (i.e. seller had no clue) in an area where properties such as that one go at least 20-30K over...

Because this plan will take time, patience and a lot of idle time,  I want to execute this plan in parallel with a more "direct result" plan.2) in the meantime, (more because I do not know what other things I can do, as I am not a fan of wholesaling especially because of all the issues with legality) I will give wholesaling a shot... with the notion "what do I have to lose anyways" as it is minimal risk.
