Raising the rents to market is a factor.You need to see what other rentals are renting for and concessions given.Not what they are asking but what the unit is renting for.For example yours are at 550 for low to medium.Research shows for 600 to 650 tenants expect in unit laundry and granite counter tops.To install in unit laundry connections and upgrade to granite from your laminate you find out will be 2,200.Plus the existing tenant will not pay 625 and wants to move and now you are out a month in rent.So 2,200 plus paint another 800 to recondition for the higher rents plus 550 in one months lost rent.

I would change the filters in the fall, check smoke detector batteries in the winter, etc.

I'm aware that this will not fix your problem, but it may deter tenants from leaving windows open and could help you from losing as much money if the tenant decides to come good for it.You could also rent propane heaters with a pilot light or a battery starter when you have a vacant unit under construction in winter.

Report all leaks immediately, as they can become a very big problem very quickly.Faucets/knobs: Faucets and knobs can break easily if not handled properly.Broken windows, blinds, doors, glass, locks, or any other damage caused directly/indirectly by you or your guests.Light bulbs: These are your responsibility to replace.Batteries: It is your responsibility to keep your smoke detector and carbon monoxide detector in working order by replacing the batteries on a regular schedule.

IMHO, it is typically cheaper to address things during the vacancy period than it is to fix it when it is occupied, but it can add several hundred dollars to an already expensive reconditioning.Usually, the labor costs is going to be less during a reconditioning though because there are less trips and multiple items being addressed.
